During Seller Finance is there and documents that would need to be changed to my name?

I am a newer investors in Tacoma, Wa and i am interested in approaching motivated sellers with a Master Lease Option but I have concerns about them backing out/not selling.I would want an attorney but even if all paperwork is order is there any gaurantee that I can buy it if I choose?

I think i have heard them all a few times now :).My favorite motivation is reading the success stories section on the forums here.

finally after almost 6 months in getting my credit scores up to par...I have a little cash saved, andnow it seems I keep running into sellers that are playing games...ie List for 62.5 k...then when I madean offer of 60k...she countered with 64.5k...getting frustrated with trying to negociate buying...thisis not the first time....its happening over and over again since January with varius properties and differentrealtors...any advice?

Start with wholesaler properties and accumulate some money and after start with rent properties or find money to a private lender or by the seller or a realtor... ???

I really like this podcast, a different kind of way to wholesale, not really a usual who lies to the sellers and pretend to be end-buyers just to get a deal but ruins a potential relationship if they can't find an end-buyer.

Neither buyer or seller are in the area.
