The main thing is to focus on finding motivated sellers willing to do them and tenant buyers who have the means to pay the option fee and monthly rent.

It was brought to the sellers attention who advised he would repair the garage to stop the flooding (he was a contractor).

The sellers just countered at 90k and I'm not sure if I should accept it.

I guess I’ll just be patient and stay consistent on the buyer and seller end.

Did you do your due diligence on the property and seller beforehand?

I was even just listening to some of the first podcasts today -i think it was show 11 or 12 or so  - on private funding through seller financing and how they highly recommended not even approaching the subject of financials until they had met and talked at least 3-4 times prior. 

I was just given an opportunity to help seller find a buyer.

Did the seller provide a Property Condition Disclosure?

Prices have been increasing consistently in (or around) the double digits year over year, which should tell you something about demand.
