On the first rehab we were held up by windows (4-6months out - which we have postponed replacing), cabinets (3-4 months), and having a few of our contractor's workers and subs move out of state causing extended timelines as help is not easily replaced at the moment.

Yes, if the seller can not deliver clear title by the scheduled closing date, the the buyer can cancel as per contract and receive their EM back....or agree to extend.
