On the first rehab we were held up by windows (4-6months out - which we have postponed replacing), cabinets (3-4 months), and having a few of our contractor's workers and subs move out of state causing extended timelines as help is not easily replaced at the moment.

Is that over or was it extended until 2023?

Yes, if the seller can not deliver clear title by the scheduled closing date, the the buyer can cancel as per contract and receive their EM back....or agree to extend. 

This is nice for the agent because it's really frustrating to work with and educate someone for an extended period of time, show them a bunch of properties, and then find out they used another agent to purchase the property.

I wanted to get a full estimate of the repairs, so we extended the due diligence period mutually from 3 to 6 days.

You can do the same on Airbnb by selecting the extended/long term stay option and seeing how many others are renting their place to similar travelers. 

For example, on the last deal I completed, we had to extend closing by a month.

1031 … my understanding is the cost seg benefits can extend to the replacement property.
