looking for a commercial lender

Hey guys, I'm looking to purchase a quadplex In Chattanooga TN and I Need a lender that will include a 30k rehab budget with the loan. it has to be a commercial loan because its a triplex with a cottage on the Side.

If I can't find a lender with that options, I would like to get one ready to refinance after 11 month of purchase. something like a BRRR method.
