$650k is slightly high as it is below 1.5% of gross rents and you should be at no less than 1.5% (which would be $600k), however, without knowing more details of properties, it is hard to say exactly.That said, owner carried note would justify a higher price as those types of terms are godd as gold these days.

I would say that mineral rights in Oregon, unless they are in gold mining territory, may not be worth as much a mineral rights in Oklahoma where they are on full tilt with oil and gas exploration.A small portion of my mineral rights are paying a small dividend.
