If you can pay a realtor in the area to show your property for a couple hundred bucks if you've done your background checks, marketing, screening, etc. yourself, then all that lacks is the personal touch which you can overcome with a good team.I haven't decided if I am comfortable enough to do this yet myself... but I am curious what other advice you get!

If you don't at least take this into account in your discussion and factor those in the seller will most likely totally blow off your offer as it would not seem well thought out and defensible.The other thing I would check on the tax assessed value is it one PID, sometimes they will split it into 2 PIDS, 1 house and 1 other land.Just thoughts.

Big units for $600 is quite cheap.....but again, Akron is different market.I'm with @James Wise - if the property on MLS and no buyers: you have to check your numbers.People sell pocket listings all the time and they are flying.
