So I've tried using Podio, but, found it in my opinion too time consuming to configure and difficult to understand and I'm a computer technician.

You find 3 to 5 RECENTLY SOLD COMPS - should be very similar houses in the same school district if possible - and you average them together on SIZE (sq. feet) and SELLING PRICE, so you can compute an AVERAGE $ PER SQ.
