Dilemma is - client can not access funds for deposit because of impending divorce.

I put an end to that when 1 woman who complains at least once a week emailed me to ask that I tell the tenants next door to her to pick up the pumpkin that fell off the railing because it was blocking her and her husband from parking their two cars in a 1 car spot.I told her it would be quicker if she just went next door herself and KINDLY asked them to pick up the pumpkin and reminded her she wasn't entitled to having two cars in a spot (one behind the other) when it's technically one space

Area and demographics....decent anchor business and property condition, accessibility etc.

I have a small portfolio of 3-4 BR townhouses in Baltimore (edge of Charles Village) all located on the same block.

I have around 10k for a down payment and could access some cash from 401K loans for rehab costs.

In my opinion by even writing the tag line you have puts a block in your own head that says the odds are stacked against you even more then being young. 

Like I mentioned before, we have a great Realtor and we also have access to PropStream that allows us to pull our own comps.  

The park is not in a flood zone, is in the city limits, has great access to a city of 287,000 people, is advertised as 88 spaces though the park commission believes it is 92 spaces.  

(I have access to the MLS and know that it was only taken off the MLS a couple days ago, also, we drove by and the property was very clearly vacant with blinds rolled up, etc.)
