I pay my interns on a commission base (20-50% of the profits of the deals that come through them).I have a recently been helping other people hire their own interns by giving them all the files and resources that I use to hire and manage my interns (job descriptions, interview script, email templates, list of tasks, etc.)

I always send a 3-4 page description of the investment with all of the numbers I.e., purchase price, rehab costs, holding costs, interest rate, etc.  

Unfortunately we haven't really gotten any results, however we have slimmed down our geographic location to Texas, Ohio, Idaho, Florida, Goergia, NC and Missouri.

This seems needy to me.I wouldn't want someone calling me to rent their vacation rental.Just provide a great product, have great reviews, pictures, amenities and description so that you stand out from your competition.

Based on the photos and description, I made a leap of faith.

Geographically speaking, lenders obtain their licenses by state.

I think it gives you a lot as you mentioned including instant expertise, geographic, niche and sponsor diversification.
