I have some investor friendly Agents that know my strategy just wondered how the mechanics of the transaction using an Agent would work.  

I'm continuously seeing the emphasis put on building a strong team, so I'd like to start developing that right now! 

Roofs, Mechanical, Electrical, Plumbing, Appliances, Hard-surface flooring, Tile to the ceiling in bathrooms, etc.

Syndications are the mechanism to form partnerships, which is generally done with an operating agreement, offering circular (PPM for certain types of exemptions), and subscription agreement; the latter of which is often a joinder for the other legal documents.  

However, I need an expert to validate that it is possible to do a 1031 follwoed by 1033 and to support me with the mechanics of executing this. 

@Matt Burr & @Percy N.What Percy states is correct, but that would be a mechanism simply to diversify and take control of the IRA and invest at arm's length.  

As landlords you can't control everything but we want to have mechanisms in place to address things if needed. 

Some have larger openings and better quality flush mechanisms. 

Are there alternative ideas for covering constant mechanical repairs?

If you elect to choose a small operator you may not get a large equity play and you may not get a great value, as they are simply not bale to meet the demands of a sophisticated system nor do they have the mechanics to implement a sound system that allows you to take advantage of there economies of scale.
