This technique has a bad reputation because unscrupulous investors (aka con men) set the lease/option up for the tenant/buyer to fail with the intention of pocketing the option money and getting another sucker.

I have a property that I'm about to put under contract for $90,000 thousand in Carlin NV and wonder if anyone is familiar with the area prices....I spoke to a couple of realtors and they said that Carlin is a Hot Market and there is not a lot out there....They said that it would be hard to find anything under $100,000 with that many Bedroom.....If anyone know that area real well, i would like some info...Its a Manufacture Home................Rent goes for $1,200 to $1,5004 Bed / 2 BathBuilt in 1971Thanks!

I have a deal in Carlin NV and i don't know if it a good deal or not.....Please Help if you are familiar with the area.....The owner is moving out of state....He said it could use about 10 to 15 thousand in repairs, but it would worth around $180,000 to $200,000....Its a 1971 manufacture Home......4to5 bed / 2 bath......it sit on its own lot.....The owner will to sell it for $80,000...I call some realtor in the area and they said that it was hard to find something like that....I would love your guys opinion...and feedback...Thanks A Millions!
