-Isaac Hey Isaac, I'd choose the in-state option for starters as provided that you can get a great deal and if it's affordable.

The interest aspect will keep you pushing when it gets hard and choosing your route based on the market will help protect you so that your investing journey doesn't end as quickly as it begins! 

So while white is definitely on its way in, choosing the correct white is daunting and not for the unenthusiastic or aesthetically challenged.

Do you have a reason you would choose one over another?  

Ask yourself a simple question: Why should your desired tenant choose your place versus your competition?

I personally would choose the fourplex because I have found that the less roofs and all the things that come with them the better off you will be. 

Communication is key in that business and you need to be sure the new company that you choose to go with is good with and agreeds with your expectations on communication.

Most investors would choose a SFR over a condo but it is important to take into consideration the location, demand, population, and, most importantly do a investment property analysis on each target poroperty to determine potential profit.
