Roof, siding, windows, A/C... if those higher runner capex items are > 5 years out, that's a plus.

So you will need to check ALL CapEx items to see when/if they have ever been replaced.  

There were several small items, but the big one was the sale of my primary residence.

Also, one other quick item...the grants that are out there are generally for state and local governments. 

Make an item by item estimate and know roughly to the dollar how much everything will cost.

I have been told that if you address (pay off delinquent items) you can sometimes get them removed from your credit history which can really help your credit score.

The police Brandon,you call the police.If your life has been threatened with bodily injury by another person you call the police for help.If you come home and find your stuff all over the front yard and your doors locked and unable to access the property,you have been illegally evicted and you need to call the police and report what happened and get a police report on whatever items are missing and have been stolen.This is a civil matter and you will call a lawyer and sue them in court.

Again, I don't have experience with it, but make sure you know exactly what you're getting into.It would stink to base your rehab costs solely on drywall, when you also need to repair/replace other items you hadn't planned on.
