As someone from California I have been trying to play this idea out in my head and get down to the logistic details on how this would play out.

Let's face it, selling real estate is a pay to play game. 

Since the blunt instrument of the securities laws cannot play favorites for real estate this makes most offerings of any size intractable using this exemptionQuality sponsors are still using item 1 above.

We have been collecting info from Zillow (one at a time, YUCK)  But its giving us an idea and we can then play with the numbers in Excel.

Pulling out equity from your primary residence is a dangerous game to play.
