The coronavirus was an unexpected anomaly that has put the world at a standstill.

I don't expect to have any outside work for AT LEAST the next two months, so next week I'll be up on a roof doing the "delightful" job of removing shingles on one of my rentals, followed by a bunch of painting & gardening.

Because it sounds like you basically came in, cleared out the place did upgrades - kitchen, bathroom, flooring, paint, fillings.. ect but didn't hear you say you put on a new roof or had plumbing issues or any unexpected problems aside from cosmetic TLC for the most part. my wild estimate 9k bathroom?

One of the obvious pros is that you don't have to watch the clock and worry about the unexpected extra charges, provided you stay within the agreed parameters.
