If a tenant wishes to pay in cash, we provide them with a deposit-only bank card and it is there responsibility to ensure their rent has been deposited (via ATM or a teller) prior to its due date.We no accept monthly rent payments via the post, because tenants seemed incapable of posting their rent sufficiently in advance to arrive on-time and, in this day and age, it's not a necessary option.I would start the eviction process with your new tenant immediately as sounds like he is either testing to see what you will tolerate or he has no intention of paying rent.

They just barely survived the the crash of '06-'09 and have skated by on modest cashflow; but now enough is enough.One caveat, the values are not really impressive and if I were to refi I would surely be negative; they have amazing rates on their mortgage in the low 3's.So, the deal being discussed between us is I would pay for any repairs and other CapX issues that may arise and I will see my return when they sell the properties.
