I think you will have difficulty finding a duplex for $360K that will rent out at 1,900/side.In mid 2016 we sold a duplex for $377.5K in a very trendy part of Dallas (Live Oak and Skillman, near Lowest Greenville), the Property taxes were $6,023/year, and the rents were a tad under $1,400/side. 

They told me that because I had earned a degree in civil engineering this was possible and if it had been in, say, history or something like that, it might have been more difficult.

The usual rules regarding number of loans you can have at one time would apply.One of the difficulties I'm experiencing is with debt to income ratio.

If you're talking about being near state parks, I'd just be careful about being too rural because you'll have difficulty finding the necessary partners to run the property for you.

I was considering a fire house but thought the difficulty would be a lender agreeing to it.
