Unfortunately, municipalities, and ultimately most likely courts too, are not keen to accept this argument as a barrier to liability for whatever use or physical infractions exist on a property.

A petition for tax deed (your court proceeding) must be filed between 6 and 3 months BEFORE the redemption expires.

If they find an issue, or if the previous owner files an objection than my 95% would be refunded by the court.

Cosmetic looks and functionality especially tend to up those numbers.

That results in higher court costs in terms of filing fees, more time spent in court litigating the matter, and more attorneys fees.
