Specifically, I was wanting to strike through the part of Clause 5 where it says Note: Buyer's obligations under this contract are not conditional upon obtaining or closing any loan.

I think that you have a specific competitive advantage over casual investors in that you work full time in the field and can create opportunities based on your knowledge disparity vs the general public and should be looking to capitalize on that especially if you don't have millions in the bank.I took a similar path and it has been extremely beneficial for both facets of my business.

I've just never worked out a problem of this particular nature (every one who has rented from me moved out after the expiration of the lease and the family I evicted was evicted due to default of the terms of the lease... more specifically... marijuana growing in the basement).
