I am a fast learner, really organized, and have good people skills.

There's brokers that will take you just to add people to their roster but you will not be able to able to learn the skills to be able to make you good at your job and be educated on the market.

Rehab is not my forte either, but I have some skills in underwriting and some access to capital, so that is where I position myself in a team. 

I'm analyzing the deals they are sending my way using a few tools i've found, trying to hone my skills.

Learn to use the skills others have perfected to meet you goals.

Does he have a skill like lawyer or barber that you can barter for?

Do you have multiple Sub Contractors, for similar trade skills, such as plumbers, electricians, flooring crews, painters, etc.?

In one case my tenants took off on a climbing road trip for a week and I scheduled the work around their trip, another time I had a young but highly skilled carpenter tenant who helped with the project (which I normally wouldn't do but I knew he was a good carpenter and a reliable guy so it worked great). 

Cut there grass when cutting yours help fix something they need dun simple people skills is the best thing you can have in this business.
