Sincerely, Singh 15 days is really 11 days by the time your lender gets everything needed to really get going (you're losing a day here on the internet, for example, and then you're going to lose another day b/c your LO will ask you for "bank statements" and you will upload a cell phone screenshot, and then you will lose 2 days when there's a typo on your insurance that the insurance agent takes two days to fix, and so on). 11 days is unrealistic for a complex investor scenario. 18 or 20 (which is really more like 14 to 16) is realistic if you find a fast lender, and then (in CA at least) the 'notice to perform' buys you another 3 days.

I developed a complex system for vetting deals that uses a version of the 70% rule, the 1% rent to price rule (my number is 1.3%) and uses as much leverage as possible.
