So my thought was to partner with an experienced flipper until I can get a couple under my belt.This is the scenario I've run through my head.  

I would take this head on, full charge, no holds barred.  

When I did make that decision, I headed directly to a local Commercial Broker and we worked together to "make it happen".Unsolicited marketing (again imo) has a very narrow window of opportunity - - arriving at that moment when the owner is discussed, fed-up and wants to run away.

Unfortunately, I can't think of a good, affordable lawyer in the Pottstown area of the top of my head.

@Jimmie Dickey I can only speak on what I've noticed, and that is that most of the properties in this area (especially in my neighborhood behind the high school) seem to be rapidly increasing in value.  

My Docter had been telling me for about 30 years that I was in good condition and my Chiropractor told me to get a head MRI and that is when they found my potential brain annuerism problem.I think that wholesaling, if you are capable, is a decent place to learn about real estate.  

I'd call and find out whom the main head office manager is for that property manger and CC that person on the email.. keep it basic and friendly.
