I visited some folks near Phoenix that moved from here, they bought a very nice double wide and the park was a bit of a country club, golf, tennis, indoor pool, pretty nice, except they had no grass.

.- lead paint- galvanized pipes- flat roofs- in ground tanks (active or inactive)- pools- trampolines- EFIS and or asbestos siding/shingles- wood or pellet stoves (may be ok if installed by licensed contractor)Not all of these are problems with every company.

Particular to us, a couple years ago - 2012/2013 we had a pool of loans which contained some Georgia loans and we were fined through our servicer for lack of license.

These deals often go with seller financing because the owners know conventional financing limits their pool of qualified buyers and they usually like the tax deferred income with principal along with interest income.

There are hundreds, if not thousands, of cabins there now along with many pools, a miniature golf course at the top of the mountain and the water park (that my kids absolutely love).
