Does anyone see a way I could cleanly put a bar counter in here or am I better off leaving it alone and doing the pass through by the stove.

The upstairs are currently offices so that is an option to clean them up and rent them out, so both options are available.

For example, maybe the house is just dirty, and spending $200 for a cleaning crew will be just as effective of a solution than dropping the price $5000.But, of course, once you've exhausted doing all the things that are cheap/easy to change, it then starts to boil down to just price...

If you can sweeten the deal by cleaning out the house that's usually all it takes.

As long as you're polite, as the owner, you're doing your part in keeping the property clean, safe and maintained, tenants should do their part and at a minimum, comply with very reasonable requests.

They could have carried materials and clean the place up!

I have changed a few plates, but have found that cleaning them is relatively easy as well.
