Water posing a danger in the second floor... what should I do?

The challenge/danger for the investor is the regulatory framework.

You are now in loss mitigation, meaning you want to stop your losses. 

The first time I asked Dundee if it would consider a HELOC on my rental, they said they didn't have that kind of product available, but I later learned that the mortgage broker side of lending was unaware of what the commercial side did.I think it's fairly common for banks to be siloed, and I think they do it intentionally as a form of risk mitigation.

At the start of their lease I make sure I have enough filters for a one year supply for them.That being said, I always change the filters myself regardless because it only takes a minute and the time spent is well worth mitigating the risk of damaging the unit.

And I’d say to help mitigate biases as well.

I think the second issue that comes with accelerated inflation 10%-25% per year (what we currently are in) or hyperinflation 25%-1000% per year, is product hoarding to mitigate rapid price changes.  

I’m not sure these are always in  “D“ areas, but if I were to invest in these areas, I’ll make sure that I am working closely with city governments to further navigate/ mitigate the associated risk

Would you remove the pool, or do anything to mitigate risk?

The requirements are relatively stringent, but suitable for some.Lastly, it makes sense for some to utilize their IRA's to invest in syndications, to mitigate, eliminate or defer taxes altogether, depending on the plan you invest from.
