Ended up paying $35 a square foot for the the house.  

Those who don't would have their shares bought out just prior to closing by members who would want to proceed w/ a 1031.Again, I'm not an expert, this is just information I've absorbed via my local investor network.

I called on a 2br 1ba for rent with less square footage with just a street over and despite having a sign in the yard the property had already  rented for $985. 

I built a house in Louisiana for only $102 per square foot and it has outrageous finishes.

For a city in my area:In every dwelling unit and in every rooming unit, every room occupied for sleeping purposes by one occupant shall contain at least 70 square feet of floor area; and every room occupied for sleeping purposes by more than one occupant shall contain at least 50 square feet of floor area for each occupant 12 years of age and over and at least 35 square feet of floor area for each occupant under 12 years of age.
