I know what avenue I want to start in, and that's Wholesaling and Assignments.I don't have the capital to go into flipping or holding properties yet, so it would be great to hear any advice from those of you who have done and are doing these types of transactions.Where are the best places to get printed fill the blanks contracts etc.

I see people download them, print them off.

I have done vista print by zip code, 3 different written letters.

Still, maybe if I can find a printed version at the library I might be able to do something along that line.Thanks for the idea.

Here is my response to your questions in bold below.

My goal would be to build enough passive income so that it I didnt have a teaching job for a year or two it wouldnt be a big deal. my bold goal would to be generate enough income and passive income so that my dad would be able to quit the job that he doesnt like and be able to work on real estate investing and other business ideas instead. 

I'm currently in the process of getting my post cards printed.

Perhaps I should fire up the printing press.

I dislike videos; too slow.With the written word I can skim along quickly 'till I see what I need and then slow down, re-read as needed, or even print out a hard-copy.

I will use direct mail, bandit signs, flyers and printed/web classifieds to obtain my leads.
