Hi,I am looking to tweak or update sample agreements for a flip profit between investor, agent and contractor.

My current flip is under contract and appraised at $239,900.

I am a newbie as well, just read Flip Your Future by Ryan Pineda (was recently on the BP Podcast) and thought it provided a lot of good tips while being an easy and fun read.

I have hit a small roadblock in my start up stage in making my house flipping business legit.

Would you do flips? 

This distinction if of course most important when you need to use cash out proceeds to pay down credit cards used for rehab or keep the ball rolling and re invest for more flips/investments.  

We are looking for rehabs to flip in our area.

It’s also much easier that way, I have had active partners on flip projects which I know would be different than the rental situation but everyone having different inputs makes things almost impossible.

I'm looking for information from hard money lenders and folks who have used hard money lenders before:What, exactly, is the process for securing a hard money loan for a fix-and-flip?  

What if my only income is flipping houses?
