A tenant paying your mortgage on the other hand, is golden in any market.I'm pretty averse to ever letting go of property unless it's under-performing, but in your case especially I would hang onto it, especially when you bought it at a 2012 price - I don't think you'll be getting that kind of price again for a while.

They are a wealth of information and have several meetings a month where you can hang with other investors, contractors, realtors, etc. and gain hands on knowledge of many issues that we've all been through and avoid making rookie mistakes!

I tend to work far and wide - so Portland down to Independence right now, for one client.As you know, you're licensed in the entire State, so theoretically you can hang your license anywhere (as long as the brokerage agrees to the distance).
