I’d be cautious dealing in that type of property even if you had experience, a nice cash reserve as a safety net and a bank lined up which it doesn’t sound like you do.

We kind of shrugged it off because this is par for the course at times and we are going to be replacing locks.It wasn’t until we started contacting tenants and plugging in the info from the leases into our system did we realize how chaotic things really are.

If your dealing with newer properties your repairs should be very little but you might have the occasional hot water tank that needs replaced or a couple $100 repairs here and there.

Small fix ups are ok (paint, carpet, counter replacement etc.), but larger ones are probably not something I want to really get into at the moment (full kitchen remodels, full plumbing or electrical replacements, etc.).
