Does the $2.50 include installation, or are you planning on doing it yourselves?

Purchase Agreement by default requires the delivery of certain disclosures, including the TDS, within 7 days of the Acceptance Date and provides a 17 day period for review and acceptance of disclosures. 

If the market crashes the day after you finish your rehab, would you be willing to take a loss on the property, could it make sense as a rental, could you hold it for an extended period of time or move into it should you not be able to sell it or rent it out?

If you are purchasing for an investment you would want to know how much total that you would need to invest including; purchase price, closing costs, rehab, holding costs, etc...

We have spent 35k but still need another 7k to finish it.

What would the mortgage payment be with taxes and insurance included versus your current rent payment? 

My question is, can I make improvements with the proceeds of the old house to the vacation rental including new floors, carpets, and furniture?

This is born from the industry trying to distinguish a 2001 suburban garden-style class A complex from an urban core mid-rise that just finished construction.
