I decided to get pre-approved with another bank although I was already pre-underwritten with another institution because they promised much lower rate as well as a big cash back.My question is: This agent asked me if I could send him my pre-approval letter from the other institution I was pre-approved with along with all my other papers.

There's also points for origination etc likely.You didn't include land carrying costs and insurance.Depending on what part of Cupertino, your ARV is prob closer to $3m give or take.

I even reviewed with him that the tax records say that the building is a SFH but he assured me that the town does not restrict use of lots to SFH/Multi/Commercial/Ect.The CEO is willing to write a letter explaining that to the appraiser that the transition from a SFH to a Multi-family was completed 20 years ago and there have been multiple town assessments sense that time.

All,Just opening up our first long-term rental property in KCMO, and got a letter out-of-the-blue from the KC Health Department, saying they think the property is being used as a rental, and therefore needs a permit (plus fees and inspections, of course), per City Ordinance 180248:  http://cityclerk.kcmo.org/LiveWeb/Documents/Document.aspx?

Just get a commitment letter from each, with the understanding that you will not be deploying it right away, but that your broker wants proof of funds to "look" for deals.
