With the HUD price reductions every 30 days or so and the competition, not many properties make it to the 100 day listing category as they are sold before that time.

It's a great market and, even though right now it's very competitive, you can still find something especially if you're going to live in it. 

Plus if you post helpful tips, the competition just copies it.You should stay away from any list that you won't mail consistently every 4 weeks for at least 6 months.

Anthony,I would beg to differ… Multifamily properties are a very popular asset class for buyers within San Antonio and Nationwide, so inventory has been in short supply making for a competitive buyers’ market.

With that being competition I would definitely do new windows.

very tough to find deals, on the MLS it's very competitive, I guess hgtv popularised "flipping"Especially at the lower price points where everyone is playing in the same pool.

There is a good amount of competition nowadays in the campus town area with all the new units built over the last 5 years and if you don't already have leases on all the units you could be looking at some vacancy for the first year of ownership.  

competition is fierce and this is the big home buying season.

The crappiest neighborhoods have less competition, the great neighborhoods have a lot more.People live in good and the bad areas.

That will be your competition.
