By installing one at the front of that property the Fire Department will see the reflective decal and know that box has everything needed to access all doors on the property saving you hundreds of dollars in damage due to forced entry situations. 

This is reflected in higher rent to cover that cost.Finally to many renters, having to do their own yard maintenance and shovel snow is a negative.

Hello BP Tribe!I wanted to express my experience of researching, purchasing rehabbing and selling our 1st of many flips. Hoping this will be an encouragement to those just getting started and hopefully will put a smil...

As such, I prefer the term RESIDUAL as it more accurately reflects the fact that we, as investors should ALWAYS be at the helm of our portfolios and we often "work" (even if in the form of education) without any pay at all for months or years before the income starts.  

That said I am not a lawyer haha, if you need referral let me know these are just my thoughts as an investor...Reflecting on my experience purchasing rental properties in 2015, where I had a diverse portfolio across Birmingham, Atlanta, and Indianapolis totaling 11 properties, I opted for a middle-ground approach in terms of protection.

Soak in the moment, go celebrate, go withdraw the 1st dollar from that transaction and keep it somewhere...I promise you will want to look back on this moment in the future and reflect back to the emotions you are feeling now...ESPECIALLY when you get that 2a phone call haha!

@David Elliott: Obviously if you sign a personal guarantee on a business loan the obligation will be reflected on your personal credit affecting your DTI.

@Jared RyanAs mentioned above, your credit score (which is really a reflection of your credit history) is really only a portion of qualifying for a loan.
