I do know San Diego is pretty strict against short term rentals so obviously look up what their regulations are.You mentioned a granny flat and splitting the house, so if you're going to be having some sort of shared walls it may be best to put that in your listing as I have seen some people get negative remarks by not mentioning that the house is shared with the owner or some other tenant.As well as lining up two to three excellent cleaning crews, the easiest way to ruin your profit is to start receiving negative reviews for cleanliness and or falsely advertising what your place really is.

I’ve found out through trial and error, to even get on their radar and have your initial bid get reviewed that your initial bid needs to be at least 75% of that price.

I would price yourself lower than the competition since your guests will be dealing with your personal property in the house, but also because you won't have any reviews on Airbnb yet, which could scare away a lot of potential renters.

Once you have it drafted you can simply edit and change the necessary sections based on your deal (when I say this I restrict it to things like the data, the address of the property, the agreed purchase price...anything other than that you'd need to send to an attorney for review again)
