On a personal note, while the home has a cool factor to it, the interior flow of these homes can be a little disjointed  due to the shape and I would spend a lot of time on the design to minimize these issues if possible. 

As I see it, the real issue with this building is that all of the appreciation has been squeezed out of it by the flipper. 

I'm curious as to what issues I should be considering when dealing with these properties or with certain banks or even non bank owned properties?

BTW: Most insurance companies do NOT issue home insurance  policy with students inside anymore.

Should I install bigger, updated tiles for the shower and risk the mold mildew grout issue or just install a prefab, fiberglass shower stall? 

The real issue here is not expense but timing. 

If you do find a lender you will then possibly have a issue with appraised valued in lower value areas.

The members of an LLC are issued K-1 Form and have to pay taxes on all profits as though it were income, which could expose the owners to high employment taxes.

For State Tax issues, you might be better off working together with a local expert.
