HOA includes water, insurance and maintenance.i have interested tenants ready for a 3 year lease lock in.The rent in the area is up to 2100-2200the seller is asking for 299000, i plan on offering 225k; i did the analysis on the basis that the property may be worth the seller's asking price.

start with professional or nuce pics and a good listing. get vacation rental insurance and a reliable house cleaner and you're good to go. also make sure you line up back up cleaners in case they flake. also get coded door locks so guests can self check in yet not lose the key. is that what you meant?

My Dad partnered up with a few neighbors and bought a telephone pole, cut it into sections for each neighbor and buried it 5 or 6 feet deep with the standard height sticking out of the ground.

Your payment will simply be too high and your rent will not cover your mortgage payment (PI, AKA debt service) and all of your expenses (vacancy, PM, taxes, insurance, maintenance and repairs, and an allotment for CapEx).
