Have hold-harmless language written into the lease to release you from liability if the client causes problems in the neighborhood.

Based on the information I have,  will they keep the property in good condition and not cause trouble?

jeff,i think you really put the nail on the head cause u really answered alot of other questions that i myelf had as well,i was trying to figure out if you could be a realtor and wholesale deals out as well.......i can tell that you have been in real estate for a while and your knowledge is very valuable

And, even if you hold yourself out as an expert and don't charge anything, if you advise someone to act in a certain manner you may have a real liabilty if your advice caused a financial loss!

They always talk like this, seeing the potential downside... but hey that's why I call them.This discussion rapidly moved away from the request for more details as they became available and on to the other idea of combining resources to assist some organization ..say umm for instance..some worthy cause... like a group that helps other people.. without asking anything in return.. could even be a website.. hey what about Bigger Pockets!

I talked to my attorney this afternoon, and he says that this wouldn't be a cause for breaking the corporate veil, so I'm not concerned about that issue.But, clearly if I'm at risk of the insurance company not paying out on a claim, that's a concern.
