I have another question if you dont mind, the account that the lawyer sets up, will me and the investor need to open a LLC and have the account in the LLCs name, or could it go in one of our personal name?

I have a realtor in Scottsdale and Cleveland, but if anyone has a CPA or lawyer in the areas they are obsessed with, any recommendations are welcome! 

In regards to signing a waiver (I am not a lawyer), I believe that unless you have a lawyer create the legal document, the waiver does not hold up in court.  

You might also want to talk to a lawyer, to make sure you're protecting yourself from the various tricks bad tenants can pull there (especially if you're relatively new at this).

Also talk to a lawyer about how long a respected boundary becomes a true boundary.

Wanted to check here before calling a lawyer which is where I fear this will end up. 

Purchasing in the path of progress is much more effective than purchasing in A/B+ neighborhoods with good schools.
