Ever consider Mobile Home parks?  

Now I have three duplexes and one mobile home lot.Right now I'm looking for a real estate CPA in Snohomish county, and  trying to figure how I'll get my next duplex- quad

I can't seem to @ you on the mobile version...I was thinking about snatching up a few over the next year or so, but I wonder if I am being hasty just got the sake of starting out.

There is an opportunity to obtain a mobile home park but not sure it is a good deal.

Originally the purpose was for sensors (humidity/moisture, temperature, electrical consumption, motion), but them we started to add control features (thermostat limits, electronic lock, etc), with the ability to delegate some access to the tenants.While it doesn't increase our rent, it does make looking after our student houses easier and the "coolness" factor does seem to help with word-of-mouth marketing.

But in 5.5 years we bought, rehabbed, rented adn had a few turn overs (we have VERY low turn over), 34 rentals and a mobile home park.  34/5.5 = 6.2 new rentals PER YEAR.  

Look into small mobile home parks, distressed commercial multi-units, etc.You will be surprised how affordable they are.

I have been investing in mobile home parks and sfr rehabs.  

Also probably should install those sensor lights to better notify myself to any future incidents since we are definitely not gonna leave those wholes in the ground.
