This goes far beyond background check, application etc.

I have good credit and work in healthcare and have never had trouble getting loans but is this a case of having to make relationships and prove myself or is this just the state of financing right now?

My wife and I want to use the equity out of our current primary to purchase something nicer for a growing family and Turn this primary into a rental.
