How do I find the most prevalent ones in my chosen markets.Also, I have called many brokers but I keep being sent to voice mail with no call back or no answer at all (pick up-hang up)

Attend online events to learn - heck, I just hosted a free one last night with an investor who's doing big Industrial deals, $400 Million in AUM. 

I would scour the zoning codebook, usually available online for free, and see what the allowances are in what you can do, build, etc.

My main concern is researching properties online (looking for properties to acquire).

You can see reviews online.

I'm going to make sure when a tenant moves out that in my list of items for move-out I state we are not liable for any packages accidently sent and request they update all of their online shopping addresses.
