Have one SFH rental in central Texas, currently lIvIng In my second SFH In GA that wIll rent when I move next summer.

When we first discussed (approximately 3 months ago) she had a family member living in the new property and was not yet motivated as she was unsure when the family member would be moving out. 

Anyone know if the state taxes for rental income are exempt even If I live in a state that has state taxes?

It's all about how many people want to live in your property and how much they are willing to pay.

Is it Necessary to start an LLC for a property such as  a duplex or Triplex that I am planning on living in one of the units?

Tie to sell...especially those homes that have chickens in the living room and a dog kennels in the back bed room...

Your PM figure is low unless you have someone in the 5-6% range like you are showing. not a ton of cashflow, but not bad if you are gona live there.

That being said, I was considering building a low cost franchise opportunity to people who struggle, like single mom's and the elderly who live on fixed incomes, allowing them to rent an apartment from me and the could rent the rooms out themselves.With the right team I see a win win, but I wanted some feedback.
