. - flashing installed incorrectly around chimney resulting in water damage to roof- outlet burned out due to fire damage- dishwasher circuit wired to other outlets and light fixtures- rocks out in door jamb instead of insulation- carpets buried in backyard only uncovered when installing a shed- boiler worked once (ironically for home inspection) and had to replace hot water heaterThe list goes on.

@Charles Carillo - here’s where the court records are lacking, i weight the cost of lawyers, amounts owed and odds of collecting, and often don’t bother because in the past i wasted money and time to get a judgment for a few hundred dallors and then another trip to court when they don’t pay, and yet another trip to court to Garnish wages, then either company just fires them or they quit, and you start back over again, trying to figure out who the next employer is.

If not fire your agent and hire Don to do it,  I am sure he would.If the other 2 units look bad , but your still sold on the property, I could direct you as to how to get the most for rent for the least amount or Re-hab.Get those rents up and the units very nice, Re paint the outside Trim to a light color so the sun won't ruin the facia , etc, etc.Might be great section 8 rentals also.Good luck man!

Also look at your lease mine is canceled if the unit is not habitable although I think it says by fire or flood.
