Wasps and complications

Hi all,

Nice duplex, stirred up some wasps when painted the exterior. Downstairs tenants say husband is highly allergic. So I throw them in a hotel for the night till I can get the exterminator there the next morning. Upstairs tenant empties a can of wasp killer into the entrance. Next morning Pest control sprays. A couple of wasps show up inside. Downstairs tenants freak out. We bring back the exterminators a second time. They say it will take days for the poison to wipe out the colony but hold tight. Downstairs tenants terrified. Dont cook at home, stay at a hotel a couple nights, scared to go in basement to do laundry.
Talk last night, they want us to cover their continuing hotel bill. And not at the hotel we used, they wanted a nicer one. Talking with the wife last night, she is a tale of woe. Can't do laundry all week. I recommend the laundromat near their house that I have used a lot. Not good enough.
More ranting about endangerment of husband. I check to see if they have an epi pen, and they don't even have one. Definitely starting to smell a rat now.
Suggestions? I'm in Massachusetts.

They want to deduct the hotel bill from the rent. I feel I have done my due diligence twice.

These tennants are a pain in the *** but they pay ontime.

Grateful for advice.

Lisa

You've been suckered.

It's not your fault. You didn't place the wasps there. You are taking concrete actions to do what you can to remedy the problem. That's all you have to do.

You are under no obligation to find them another place to live. You don't have to pay for a hotel room or do their laundry for them. If they feel the home is unsafe, they can move. However, I wouldn't let them take two weeks to find another place to live because the problem will be remedied by then.

Keep spraying. Tell the tenants you are doing what you are supposed to do, that the hotel offer was above-and-beyond but can't be on-going, and they need to suck it up. If they were homeowners, they would be dealing with the same issue but on their own dime, so they can surely live with it in your rental while you pay for it.
