Back when interest rates were around 6.5% I talked to some Mortgage Bankers / Brokers and estimated that if we bought a $150,000 house with a 3% down payment we would be paying the same as we are now after PITI minus tax advantages plus the increased utility bill we would be paying if we had a yard and extra square footage plus maintenance expenses.

Indecent 1: They held funds for several days then reached out and ask me to verify my company's info by sending in a business license, state filings and a list of other documents.Indecent 2: They held funds and asked me to verify that my customer was a real person, customer had to provide personal information and confirm that they knew me.Indecent 3: On another transaction they held funds stating that they thought I would make only $10k or less in revenues which is insane.

I didnt realize that Realtors referred buyers (who they knew couldnt afford it) to brokers that had appraisers & banks with these underwriter's (who checked for a pulse) and the loans were put into securities.
