Believe it, they don't have any good relations with their lender(s) at this point.

Where the money comes from isn't directly related to the 70% rule.The 70% rule says that if your purchase price plus rehab cost is 70% of the eventually selling price (i.e., ARV), you use hard money to fund the bulk of the costs, and you hold the property for six months then your profit will be about 15% of ARV.

Do you have any idea what was buried if it is anything chemical/oil related I would be alot more worried than if it was metal trash.

Pricing is relative to the asset being priced not the class or sub-class of the asset being discussed.
