I’ve read all these books and many stories here on BP about people starting with nothing and achieving that level so I know it’s possible.

@Stephan Kraus I know the feeling, it’s hard to find reliable help around but I can achieve it, it’s still an uphill battle keeping guys working but, I have a good team of guys that have been there for me for years and I handle a lot of the work myself, I have crews for other stuff.

I never want my projection to be better than what I achieve (and so far, since running projections, they never have been).  

I've decided that it's about time to take the first step towards eventually achieving financial freedom after reading a few of the BiggerPockets books, practicing analyzing deals, and spending some time browsing these forums.

Bringing a partner in can help, but ultimately you are solving to make sure each of the following can be achieved:- All capital, plus healthy reserves are available to buy and renovate the property- A good deal that actually will make money- The ability to execute on the deal: construction skills, contractor contacts, etc.If any of those three: capital, deal, execution; are missing, you will not have a successful deal.

Heres the math I did to achieve that. 

I'm hopeful this can still be achieved, but part of the reason for my post is that I don't want myself (or others) to chase something that's unrealistic.

Second, decide on a path that will help you achieve these long-term goals.
