Decided during the pandemic that I was going to use the opportunity to sharpen skills with education. 

I liked the aesthetics of the property.

The countertop is what matters most aesthetically if the cabinets are functioning and painted and there are beautiful preformed laminate choices at box stores.

They are leveraging my marketing and sales skills so they can just buy a good deal and focus on their exit strategies. 

Also, how do y'all find partners/investors, someone "with bigger pockets" considering I have moderate construction experience and advanced business skills.

Hire a part-time bookkeeper locally, or investigate online VA (virtual assistant) that already have the skills and organizational abilities you lack or don't what to develop.They will put everything in a digital format which can be backed up in many different ways, and sent to your CPA at tax time.I speak from experience--life is short, and nobody is getting any younger. 

If you take the time to learn all of that, and then apply it to your goals, interests and skill sets, you'll be MILES ahead of most.

A scenario could be "we need to hire a contractor, who will make a decision on which contractor to use, do you have to run it by the other 2 partners. etcYou likely want to partner with someone who has a skill/trait that you don't have.If you don't have experience, partner with someone who has experienceIf you don't have money, partner with someone who has moneyIf you don't have time, partner with someone who has time.Good luck in your journey and happy 9/15!

Yet, the knowledge and skills required to successfully invest internationally are different.I think pretty much everyone will agree that the US is a great country to invest in real estate and the 1031 exchange rule is part of that.
