There was a couple who gave a presentation at our local landlord club the other month, for the life of me I can't remember the name.Essentially, the main speech was done by a lady, who as a landlord was owed tens of thousands and finally snapped when some deadbeat ex-tenant flipped her off in court.She sells a $299 guide book on how to sue your tenant, and frankly, I'd have bought it - if we were owed large amounts of back rent (which we aren't).

Also I would not be digging into their mail or personal life as it sounds like you are, open or not, it's not very professional and could get you in hot water with the law for snooping or harassing tenants by snooping, all it takes is a cheap drop cam and you could be in hot.

The owner I worked for just ended up paying their hotel bill and one lady's carpet, rather than fight with them.So, based on my experience dealing with tenants who didn't have renter's insurance - even after we explained why they should and put it in the contract - yes, absolutely, I'd require them to carry it.And at least that way, if they let it lapse, they will at least have a memory of having it, and making the decision to let it go.
